For agents
What do I agree to when I sign up?
The Realtor conduct & non-circumvention agreement. In short: anyone you meet through ValAI is worked through ValAI for 12 months, you report your closings in Panel › Cierres within 10 days, and you never close a deal behind ValAI's back.
Can I deal directly with an owner I found on ValAI?
Only through ValAI. If you got their contact here (unlock, match, lead, inquiry or showing), the deal goes through ValAI for 12 months. Contacting owners of ValAI listings by other means to skip the unlock is also a breach.
How would ValAI know?
Every sale is recorded in the Public Property Registry (INSEJUPY in Yucatán, IRCNL in Nuevo León) with seller, buyer, date and notary. ValAI keeps a dated, tamper-evident record of every contact, unlock, match, message and appointment, and can compare both, along with listings on other portals and what owners tell us.
What happens if I break it?
A contractual penalty, permanent removal from ValAI, and loss of your rating and history. If the conduct may violate the law, ValAI may inform the authority.
How much do I pay, and when?
You pay a match fee only when you and the owner are matched (you accept their invitation, use their PIN, or they approve you). The amount depends on the property's value and you see it before accepting. You are their agent on ValAI for 90 days.
What if the owner removes me before 90 days?
If they pick another ValAI agent, you get a credit for your next match. If the property is withdrawn unsold, ValAI reviews it. Credits are not paid out in cash.
Does ValAI take a commission on my sales?
No. ValAI is an advertising and information service. You pay for access to owner contacts and tools, never a share of your commission.
Who makes the listing?
You do. Once matched, prepare it in Dashboard › My representations › Prepare listing: at least 15 professional photos, a description, verified facts; video, drone and 3D tour add to it. It goes live under your name when it passes the checklist.
If the owner changes agent, do I lose my photos?
No. Your photos, videos and texts are yours and stay in your account. The listing comes off the site and the new agent never sees them; they make their own.
How long am I an owner's agent?
When an owner chooses you and you accept, you are their agent on ValAI for 90 days.
Why do I need my license?
Owners only see verified agents. Keep your license (e.g. INSEJUPY) valid and your profile truthful.
For owners and sellers
Does registering my property cost anything?
No. No cost and no card.
Who takes the photos and publishes the listing?
The agent you choose. They take professional photos, video or drone footage, write the description and publish the listing. Until then only ValAI agents can see your property.
If I change agents, what happens to the photos?
They belong to the agent who made them. Your listing comes off the site and your new agent takes new photos. Your property facts (m², bedrooms, price) stay.
Who sees my phone and address?
Only verified agents who unlock your property, and the agent you choose. The public sees the area, not the exact address.
How do I choose an agent?
Give your PIN only to the agent you choose. You can remove them at any time from your panel.
An agent contacted me outside ValAI. What do I do?
Use "Report" in your panel. Agents on ValAI signed an agreement not to work behind the platform, and we act on reports.
Why go through ValAI instead of directly?
You get a verified agent, a record of everything that was agreed, and a way out if the agent doesn't deliver.
Do I pay ValAI anything when I sell?
No.
Can I remove my agent?
Yes, any time and at no cost to you, from your panel.
For buyers
Is it free?
Yes. Search, save properties, set alerts and ask for showings at no cost.
Why don't I see the owner's phone?
To protect owners. Ask about the property and a verified agent or the owner's chosen agent will contact you.
For developers
Do I see buyers' email and phone?
No, for their privacy. You talk to them through ValAI WhatsApp, appointments and notes, and they share their details when they choose.
Can I run campaigns?
Yes, from Campaigns, to your contacts and leads who agreed to hear from you. Every message carries an unsubscribe link.
