Rules and documents

How Valeria works for you, in plain words: what you can and can't do, what you pay, the deadlines, and the full documents.

In short

Your developments

  • Each project is reviewed by Valeria before it shows publicly.
  • Give true information: prices, delivery dates, permits, and keep it up to date.
  • Buyers' questions arrive in your CRM (Prospectos). Use their details only for that project.

Working with agents

  • If you open a project to agents you publish the commission and the term.
  • An agent registers a buyer; the buyer confirms by email; you see that buyer came with that agent, with the terms you published that day.
  • If the buyer had already contacted you directly, the registration doesn't apply.
  • The commission is agreed and paid between you and the agent. Valeria records and notifies; it never collects it.
  • If agents created your development before you joined, you take it over when Valeria verifies your source; while agents offer it, buyers choose among them.
  • Shared inventory: agents may offer your inventory on Valeria, tagged with you as the source ("not verified" until you claim it). Claim it in "Inventory as a source": once Valeria verifies it is you, you keep price and availability current for every agent at once. Buyers see the agents, never you as a choice: you are the source behind them.
  • Valeria may verify sales in the Public Property Registry to confirm what agents and developers report.

The amounts and deadlines on this page are the ones the system applies today. The full documents prevail.
