Rules and documents
How Valeria works for you, in plain words: what you can and can't do, what you pay, the deadlines, and the full documents.
In short
Your brokerage and your realtors
- Your brokerage proves it is a real, licensed business (RFC, tax certificate, INSEJUPY, INE, proof of address, articles) and Valeria reviews it before it shows.
- Each of your realtors keeps their own license; you add them with it, and they work under your name and theirs.
- You accept the Realtor conduct & non-circumvention agreement for your brokerage and its realtors.
How Valeria checks
- Valeria verifies sales in the Public Property Registry (INSEJUPY in Yucatán, IRCNL in Nuevo León) and checks them against every contact made here. Every 90 days of a representation it asks the owner how it is going; a missing or mismatched answer is checked in the registry.
- Anyone a realtor meets through Valeria is worked through Valeria for 12 months: no deals on the side.
- Breaking the rules can mean suspension or removal of the realtor or the brokerage, a note on the profile and a penalty (amount set in the final agreement).
Shared inventory
- Developer and master-broker homes belong to their source, not to whoever uploads them first. Each appears once and any agent may offer it ("I offer it too"); your own (exclusive) listings are offered only by you.
- Tag each link (Google Drive or Dropbox) and each listing with its real source, once. The source, who to call, showings and commission are your private card: only you see it.
- Never create fake sources or claim one that isn't yours: Valeria verifies by hand every source that joins.
- If you know it sold, "Report it sold": it pauses for everyone until the source confirms. If you don't answer "Still available?", you stop appearing as its agent.
- The buyer sees every agent offering it, in a fair rotating order (nobody pays to be first), or lets Valeria recommend one. Their details reach only the agent they choose. Developers are sources, never a choice for the buyer.
- Clients you registered before their first contact on Valeria are yours for that kind of deal (residential purchase, commercial or rental): they are not locked to another agent and generate no fee. The protection lasts 12 months and renews with every follow-up of yours on Valeria.
- If another agent registered the buyer earlier, the earlier registration wins: you only see "this buyer already has an agent" and their agent is notified. If there is a disagreement, Valeria reviews the proof and decides.
- Register your clients in "My protected clients". Weight in a disagreement: confirmed by the client (an email you request, one per client) > with proof (WhatsApp, emails; private) > not confirmed. Campaigns and appointments count as follow-ups by themselves; what you type by hand counts but weighs less. Registering other people's lists is a breach.
- A buyer who writes about your marketplace listing and confirms by email that they work with you is protected with you for 90 days for that kind of deal, and the connection fee applies (not for your own clients).
- Monthly matches (only if you turn them on): your clients get, once a month and signed by you, the new homes you can offer that match what they want. Never to people who only asked about one home on Valeria; every email has a one-tap unsubscribe; each send counts as a follow-up.
- Developments: each development exists once; your units link to it with their number (or their type if you don't know it). Two agents with the same unit are one card. If the development isn't there, you create it and Valeria reviews it before it shows; when the developer joins and is verified, they manage it.
- A master broker or developer that joins can claim its source (Valeria verifies it) and keep price and availability current for every agent at once.
The amounts and deadlines on this page are the ones the system applies today. The full documents prevail.
